Every GTA Online money guide tells you to grind. Title Update 1.73 made that advice worse: on July 14, 2026, Rockstar cut most heist finales by 10–40% and moved the big money to a once-per-week bonus. The Cayo Perico run you did four times a night now pays properly once, then falls off a cliff.
What that update did not touch is the other economy — the one that pays you for owning things rather than doing things. Not a single safe accrual rate, business production timer or stock value changed in 1.73. So the smart 2026 build isn't a better grind route. It's a passive stack: six properties whose safes fill on a 48-minute timer whether you're playing, alt-tabbed, or asleep.
Here is every genuinely passive income source in GTA Online, ranked by GTA$ per in-game day, with the real payback maths — and the three "passive" businesses that are quietly costing you money.

Quick answer: what is the best passive income in GTA Online?
TL;DR — The Nightclub is the best single passive source at GTA$50,000 per in-game day (48 real minutes) at max popularity, from a property that starts at GTA$1,080,000. Ranked behind it: Salvage Yard GTA$24,000, Agency GTA$20,000, Arcade GTA$5,000, Money Fronts GTA$4,500 and Garment Factory ~GTA$2,000. Own all six and you accrue ≈GTA$105,500 every 48 minutes — about GTA$131,875 per real hour — while doing nothing. On top of that sit the semi-passive producers: a fully upgraded Nightclub warehouse holds GTA$1,688,500 in goods, an upgraded Acid Lab tops out at GTA$351,840, and a fully upgraded Bunker sells for GTA$1,050,000 in Los Santos. None of these rates were changed by Title Update 1.73. This week only (August 6–12, 2026), all Paleto Bay business properties are 60% off — the Paleto Bay Salvage Yard drops from GTA$1,620,000 to GTA$648,000. If you want the whole stack running this week instead of in three months, a GTA 5 money top-up buys the properties outright.
The roadmap:
- Every passive safe ranked — rate, cap, price and what unlocks the maximum
- The GTA$105,500 stack — what full passive looks like per real hour
- Semi-passive producers — Nightclub warehouse, Acid Lab, Bunker, MC
- Buy order — which property first at each net worth
- The traps — three "passive" businesses that lose money
- This week's 60% Paleto Bay discount — and what to grab
What actually counts as passive income in GTA Online?
Passive means the money accrues on a timer you don't touch. GTA Online runs on in-game days of 48 real minutes, and every safe-based business pays out once per in-game day. You still have to walk in and collect from the safe, but the accrual happens regardless of what you're doing — including sitting in a garage, in a different session, or in the pause menu.
That's a different category from "AFK farming", and it's a different category again from production businesses like the Bunker, which accrue stock rather than cash and still demand a sell mission. Both are covered below, but only the first group is genuinely free money.
Rockstar's own 1.73 notes make the contrast explicit. The patch note reads: "The following Contact Missions and Heists now have a weekly completion bonus, increasing GTA$ rewards for all players if the host has not yet completed the associated Finale in the current weekly period" (Rockstar Support — GTAV Title Update 1.73 Notes). Active income got rate-limited to once a week. Passive income did not get mentioned at all.
Every passive income business ranked by GTA$ per in-game day
| Rank | Property | Safe per in-game day (48 min) | Safe cap | Price | What unlocks the maximum |
|---|---|---|---|---|---|
| 1 | Nightclub | GTA$50,000 | GTA$250,000 | GTA$1,080,000 – GTA$1,700,000 | Popularity at 95–100% |
| 2 | Salvage Yard | GTA$24,000 | GTA$100,000 (GTA$250,000 with Wall Safe) | GTA$1,620,000 – GTA$2,690,000 | 4 vehicles towed |
| 3 | Agency | GTA$20,000 | GTA$250,000 | GTA$2,010,000 – GTA$2,830,000 | 201 Security Contracts |
| 4 | Arcade | GTA$5,000 | GTA$100,000 | GTA$1,235,000 – GTA$4,082,500 | All floor slots filled with machines |
| 5 | Money Fronts (Car Wash + Smoke on the Water + Higgins Helitours) | GTA$4,500 combined | GTA$100,000 (one shared safe) | GTA$1,000,000 (Car Wash) | 15 laundering missions per front |
| 6 | Garment Factory | GTA$1,500 – GTA$2,000 (randomised) | GTA$100,000 | GTA$2,350,000 | Nothing — it's automatic |

Why is the Nightclub the best passive business?
Because it pays five times what the Agency does for half the purchase price, and the maximum is trivial to hold.
The safe scales with popularity in tiers: 100% and 95% both pay the full GTA$50,000, 90% pays GTA$45,000, and then it falls off a cliff — 85% pays only GTA$25,000. Popularity decays roughly 5% per in-game day, and the Staff Upgrade (GTA$475,000) slows that decay. Topping it back up is a 60-second job: dance in your own club (1% per minute, but capped at 50%), change the DJ for +10%, or spend around GTA$10,000 on marketing for roughly 10% back.
The number to remember is that GTA$50,000 was not the original rate. The safe paid GTA$10,000 per in-game day until Title Update 1.59 on April 26, 2022 raised it five-fold. A lot of guides still circulating quote the old GTA$10,000 figure and a GTA$70,000 safe cap — both are years out of date.
At GTA$50,000 per 48 minutes, a GTA$1,080,000 Nightclub pays for itself in 21.6 in-game days — about 17 real hours of max popularity. Nothing else in the game has that payback curve.
How much does the Agency safe actually pay?
The Agency accrues GTA$100 per in-game day for every Security Contract you have completed, credited in milestones of five contracts. That means:
- 20 contracts → GTA$2,000 per in-game day
- 50 contracts → GTA$5,000
- 100 contracts → GTA$10,000
- 201 contracts → GTA$20,000 (the hard cap)
The safe holds GTA$250,000 and then stops. Players hit the wall constantly — the in-game message reads "No money was added to your Agency safe because it is full at $250000", which is the game telling you to log in and empty it every eight in-game days.
The honest framing is that the Agency safe isn't the reward — it's a bonus that arrives after you've done the work. Security Contracts themselves pay between GTA$30,000 and GTA$80,000 each and take about five minutes, so 201 of them earn you several million on the way to unlocking the maximum. One player working through them on r/gtaonline put the trade-off plainly: most contracts take five minutes or less, and by the time you've done 201 you've already banked a couple of million and are happy to leave them alone for a while.
Is the Salvage Yard passive income worth it?
It's the most under-rated safe in the game, and the only one on this list that progresses while you're offline.
The safe rate scales with how many vehicles you've towed with the Tow Truck: one car pays GTA$7,200 per in-game day, three cars GTA$19,200, and four cars hits the GTA$24,000 maximum. It then decays one tier every 96 minutes without a new tow, so a couple of tows every session holds it near the top.
Separately, the Tow Truck Service itself pays GTA$30,000–GTA$40,000 per salvaged vehicle, and the salvage timer runs down even when you log off. Two vehicles process at once, taking 96 minutes each — halved to 48 minutes with the Staff upgrade (GTA$625,000). The Wall Safe upgrade (GTA$750,000) raises the safe cap from GTA$100,000 to GTA$250,000, which matters if you play in bursts.
On top of that, three of the five weekly Salvage Yard robberies are available each week, paying roughly GTA$260,000 to GTA$405,000 each, plus GTA$50,000 for the bonus challenges. Those robbery figures are community-tracked rather than published by Rockstar, so treat them as a range, not a guarantee.
What is the maximum passive income per hour in GTA Online?
Stack all six safes at their maximum rates and you accrue:
| Source | Per 48 min | Per real hour |
|---|---|---|
| Nightclub | GTA$50,000 | GTA$62,500 |
| Salvage Yard | GTA$24,000 | GTA$30,000 |
| Agency | GTA$20,000 | GTA$25,000 |
| Arcade | GTA$5,000 | GTA$6,250 |
| Money Fronts (×3) | GTA$4,500 | GTA$5,625 |
| Garment Factory | GTA$2,000 | GTA$2,500 |
| Total | ≈GTA$105,500 | ≈GTA$131,875 |
That is safe money only — before a single sell mission, contract or heist. For comparison, a fully upgraded Bunker sells for GTA$1,050,000 in Los Santos and takes hours of supply cycling to fill. The passive stack quietly produces the same amount every eight real hours with zero input beyond collection runs.
The catch is capital. Buying every property on that list at its cheapest location — Nightclub GTA$1,080,000, Salvage Yard GTA$1,620,000, Agency GTA$2,010,000, Arcade GTA$1,235,000, Car Wash GTA$1,000,000 and Garment Factory GTA$2,350,000 — comes to GTA$9,295,000 before a single upgrade. The upgrades that unlock the maximums (Nightclub Staff GTA$475,000 and Equipment GTA$1,425,000, Salvage Yard Staff GTA$625,000 and Wall Safe GTA$750,000) add another GTA$3.3 million. That's the real barrier — not the grind, the entry fee.
Which semi-passive producers are worth running?
These accrue goods rather than cash, so they need a sell mission — but they produce while you do other things.
| Business | Max stock value | Time to fill | Notes |
|---|---|---|---|
| Nightclub warehouse (best 5 technicians) | GTA$1,688,500 | ~67 hours | ≈GTA$50,496/hour while all five are still running; Tony takes 10% |
| Bunker (both upgrades) | GTA$1,050,000 in Los Santos | ~11.7 hours | GTA$700,000 if sold in Blaine County |
| Acid Lab (upgraded + custom name) | GTA$351,840 | 4 hours (3 with daily boost) | Production continues during resupply missions |
| Cocaine Lockup (upgraded) | GTA$350,000 close / GTA$525,000 far | 5 hours | Solo-safe up to 3 units per sale |
| Meth Lab (upgraded) | GTA$297,500 / GTA$446,250 | 6 hours | Solo-safe up to 5 units |

The Nightclub warehouse is the single best passive-value generator in the game and the reason the Nightclub tops both lists. Five technicians run at once; fully upgraded (Equipment Upgrade GTA$1,425,000 plus all five floors), the best five goods types — Cargo, Sporting Goods, South American Imports, Pharmaceutical Research and Cash Creation — accrue GTA$1,688,500 in the basement and sell in a single mission.
The rate to plan around is GTA$50,496 per hour, but only for roughly the first 20 hours — that's when South American Imports, Pharmaceutical Research and Cash Creation all hit their caps. Cargo (58 hours) and Sporting Goods (67 hours) keep filling long after, so the practical rhythm is a sell roughly every 20 hours rather than waiting three days for a full basement.
A warning on the numbers you'll see elsewhere: MC-derived goods received a +35% value buff back-ported in Title Update 1.59. Any guide quoting GTA$20,000 coke crates, GTA$8,500 meth or GTA$1,500 weed is pre-2022. The current figures are GTA$27,000, GTA$11,475 and GTA$2,025 respectively.
The Acid Lab deserves its reputation as the best value-per-dollar business: free via Dax's First Dose missions, GTA$750,000 for the Brickade conversion, GTA$250,000 for the Equipment Upgrade — and it's the only production business whose timer doesn't pause during a resupply mission.

Which "passive" businesses are actually traps?
The Auto Shop is not passive. Customer vehicles net GTA$20,000 (low class), GTA$25,000 (medium) or GTA$30,000 (high) per delivery — but there's no safe and no accrual. Every dollar requires modifying and driving a car. It's excellent low-input active income; it does not belong in a passive stack. The real money there is in the Auto Shop Robbery Contracts, which 1.73 also left untouched.
The Bail Office has no passive safe at all. Despite a GTA$1,650,000–GTA$2,620,000 price tag, its entire income is active bounty work. If a guide tells you the Bail Office accrues daily, it's wrong.
An un-upgraded Bunker barely breaks even. Without the Equipment and Staff upgrades, a full supply bar costs GTA$75,000 and produces 20 units worth GTA$100,000 in Blaine County — a GTA$25,000 margin for roughly three and a half hours of production plus a sell mission you can lose. The upgrades that fix it cost GTA$1,155,000 (Equipment) and GTA$598,500 (Staff), and only then does a full bar produce GTA$140,000 in Blaine County or GTA$210,000 in Los Santos.
Watch the drip of daily fees, too. A fully upgraded Bunker charges GTA$4,500 per in-game day while you're registered as a CEO or MC President, and the Nightclub adds GTA$1,750 in utilities. That's roughly GTA$6,250 per 48 minutes bleeding out of the GTA$105,500 you're accruing.
Which passive business should you buy first?
Buy order by net worth, assuming you want the fastest route to the full stack:
- Acid Lab (GTA$750,000 conversion, or free with GTA+) — the cheapest real income in the game, and it funds everything below.
- Nightclub (from GTA$1,080,000) — highest safe rate, fastest payback, and it unlocks the warehouse.
- Nightclub Equipment Upgrade (GTA$1,425,000) — halves every technician timer; this is the single highest-leverage purchase on the list.
- Salvage Yard (from GTA$1,620,000) — the only offline-progressing business, plus three weekly robberies.
- Agency (from GTA$2,010,000) — buy it for the Security Contracts, not the safe; the safe is the reward for 201 of them.
- Arcade (from GTA$1,235,000) — a modest GTA$5,000 per day, but it's also the Casino Heist planning room.
- Money Fronts / Car Wash (GTA$1,000,000) — GTA$4,500 per day once all three fronts are laundered 15 times.

Should you buy Paleto Bay businesses this week?
Yes — this is the best week of the summer for it. From August 6 to August 12, 2026, all Paleto Bay business properties are 60% off:
- Paleto Bay Salvage Yard — GTA$1,620,000 → GTA$648,000
- Paleto Forest Bunker — GTA$1,165,000 → GTA$466,000
- Paleto Bay Cocaine Lockup, Meth Lab, Counterfeit Cash Factory and Document Forgery Office, both Paleto Clubhouses and the Paleto Facility are all reduced by the same 60%
The Salvage Yard is the standout: GTA$648,000 for a business that produces GTA$24,000 per in-game day passively, GTA$30,000–GTA$40,000 per tow, and three weekly robberies worth GTA$260,000–GTA$405,000 each. That pays for itself inside a single robbery.
The Paleto location is the usual trade-off — Blaine County sell missions are further from Los Santos buyers, which costs a Bunker 50% of its sale value (GTA$700,000 versus GTA$1,050,000 in the city). For the Salvage Yard, where income is safe-based and robbery-based rather than distance-scaled, the location penalty barely matters.

FAQ
What is the best passive income business in GTA Online? The Nightclub. Its safe pays GTA$50,000 per in-game day (48 real minutes) at 95–100% popularity, more than double the next-best source, from a property starting at GTA$1,080,000. It also houses the warehouse, which accrues up to GTA$1,688,500 in goods with five technicians running.
How much passive income can you make per hour in GTA Online? Roughly GTA$131,875 per real hour with every passive safe maxed — Nightclub GTA$50,000, Salvage Yard GTA$24,000, Agency GTA$20,000, Arcade GTA$5,000, Money Fronts GTA$4,500 and Garment Factory around GTA$2,000, all per 48-minute in-game day. That's about GTA$105,500 every 48 minutes before any active income.
How many Security Contracts do you need for the maximum Agency safe? 201. The safe adds GTA$100 per in-game day for each completed contract, credited in milestones of five, and caps at GTA$20,000 per day. The safe itself holds a maximum of GTA$250,000.
Did Title Update 1.73 nerf passive income? No. The July 14, 2026 update reduced most heist finale payouts by 10–40% and added a first-completion-per-week bonus to thirteen heists and contact missions. No safe accrual rate, business production timer or stock value was changed, which is why passive businesses are relatively stronger now than before the patch.
Does the Salvage Yard earn money while you're offline? Yes. Vehicle salvaging continues while you're logged out — 96 minutes per vehicle, or 48 minutes with the GTA$625,000 Staff upgrade, with two vehicles processing at once. The safe accrual itself only runs while you're in a session.
Is the Auto Shop passive income? No. The Auto Shop has no safe and no accrual. Customer vehicles pay GTA$20,000–GTA$30,000 net profit each, but every dollar requires modifying and delivering a car. It's low-input active income, not passive.
